There is not a large housing surplus in FL/TX. Nor is there projected to be one anytime soon. A healthy market has plenty of homes in the market AND a plenty of homes being sold. That is exactly what's happening in FL and TX. And if interest rates were better, there would be even more houses sold in FL/TX.

The rate is/was the rate. They stated was like 1.5% or higher. You said it was less than .01%, I said it was way closer to 1% than .01. You also said that not even 200k people would die.
