If that includes building far more homes than the state population or projected population needs then no we should not be like Florida/Texas.

That’s for the builders to decide. They have the financial incentive to get it right.

You also fail to note the rise in remote work being a large contributor to why the younger demographic is moving to FL. If someone can keep or acquire a well paying job working from home, they will be much more inclined to move to areas with a cheaper cost of living and amazing weather year round. 10 years ago, there is no way most people could have considered moving to FL from 2 or more states away. The ability to even interview for a job in that situation was nearly non-existent, outside of upper management level jobs. One would have had to take off work and drive 10+ hours or fly just for an interview.

So the alternative is government regulation like California and New York.

What’s the right approach then to ensuring the right amount of housing supply?

I say let builders decide (free market). What is your suggestion?

Another possible solution that many won't like, are a type of government renovation grants. This would apply to older homes (say 50 years old) and they would enable people on a fixed income a better ability to buy an affordable house and modernize it. Obviously you would make some stipulations to make it only available to families/individuals using as a primary residence and limit the oners ability to move within a certain amount of years without penalty.

This would help address many of the older homes in a state is disarray that sit on the market for a long time. Often times flippers will buy these houses for cheap, slapping some cosmetic fixes on them, and then re-sell it 3 months later at a 50% (or higher) mark-up, which in turn drives up the prices in the surrounding area. This is another issue that is making affordable housing a problem.

But again, it's the government giving money away and a plan not guaranteed to work. Seems easier to just build more homes.

We already subsidize housing (most via the tax code) to a ridiculous degree in this country.

The main problem is NIMBY. No one wants affordable housing (or too much of it) in their neighborhood.

If we had more affordable housing in wealthier areas it would also solve many of our educational problems, which are in large part because we've segregated certain parts of society into poorly performing school ghettos.
