We have built LESS THAN HALF as many homes in the decade plus since 2007 than the same amount of time from like 95 through 2007. That is incredibly significant. And many economist have been ringing the bell on this problem for years.

Not in Texas and Florida.

New homes commonly sat empty for months 10 years ago. That's what happens in a healthy market. Homes are not supposed to fly off the shelf like the newest Iphone.

Homes are supposed to sell - And Developers are taking it on the chin right now because massive developments are sitting empty.

Sure. Maybe don't ramp up production in TX and FL if that suits you. They are largely fine at current build rates because they ramped up production during the pandemic.

But TX and FL are not a reflection of the other 48 states. And TX and FL markets have started to normalize.

So it seems what you are actually saying is that the decision to build more homes actually worked in driving home prices down in those states.

Imagine that.

If developers are taking it on the chin it's because they have over leveraged themselves. Current TX and FL housing markets are what NORMAL housing markets are supposed to look like.

If all your low IQ brain can process is the supply side of the equation I can understand the logical argument you’re making. Fortunately, many of are more intelligent and understand there are other factors than just the number of homes.

I still remember you vehemently saying I didn’t know what I was talking about regarding nursing homes in NY during Covid.
