The supply of homes unsold/unoccupied is showing there is no more money to be made.

Expect to see a massive halt on building in Texas/Florida moving forward.
 
Thats completely unrealistic since there are permits out to build homes for 3+ years.

Its absolutely absurd what you try to do in your 'arguments' with me to twist my positions.

The original argument was that we need to build a massive amount of new homes to account for pricing. I am saying we don't need to do anything different than whats happening now (which includes plenty of homebuilding) other than throw out illegals.


And I am telling you that you are wrong. Kick out 10 million illegals tomorrow and we still are dealing with a housing shortage nationally. Again, we stopped building houses 15 years ago. And we are still nowhere near back to the level we were at in the early 2000's, despite the population being 20% higher. Even if you account for illegal immigration, we are still have 30-40 million more people than we did in 2000.

Weird that there is an oversupply of homes in Texas/Florida and prices still aren't down.

Maybe there is more to the equation than the number of homes.....

But sure - lets build 20 million new homes in Florida and see how that works out....

Builders are getting crushed right now because of the lack of sales.

Its going to happen naturally but some just can't read the tea leaves.

They don't have a ton of abandoned homes. Florida and Texas have a healthy housing market. A shortage of homes is never a good thing, unless you are in the business of selling a home.

There is the absolutey opposite of shortage of homes in Texas/Florida right now.

Of course there isn't a population shortage in Texas. There are probably 20M illegals there right now.

The list of developers in FL that have ventured out into new areas thinking they can make something out of sandy dirt and palmettos is long and distinguished. That has been going on since I've been alive.

We have built LESS THAN HALF as many homes in the decade plus since 2007 than the same amount of time from like 95 through 2007. That is incredibly significant. And many economist have been ringing the bell on this problem for years.
