People don’t want to live in Texas and Florida. It’s just cheaper. Prices will come down in hot spots like NY and Cali and since those places are actually attractive (outside of politicians [majnly cali])

Yes they are moving there as an economic decision. Not because they want to move there. If you’re successful enough moving to a place like Florida or Texas is not needed and you’d rather be in NY hands down.
 
Having unoccupied homes or listed properties on market for over a year is a disaster that’s waiting to explode. It will lead to a massive deflationary event in that location wiping out what many have as their only savings.

If you still work in finance, I shudder for your clients.

Florida is a vacation spot. Have you ever spent a July-September day in Florida?

I got to FL multiple times a year. It's beautiful. I don't know where you get this idea that people don't want to live there.

Unless you're talking about Gainesville. That place can burn to the ground for all I care.
 
This problem solves itself. Homebuilders will stop building homes if there is no demand. We don’t need government regulation to find the sweet spot.

I don’t even understand what you are proposing. What are the governments of Texas and Florida doing that you are opposed to?

Why do we need markets when we have thethe who can tell us the what the market will look like 10 years from now

And I don't know what he's proposing either? just stop building new homes? legit confused at this point

NY spring/summer/falls are incredible. Outside of 2-3 months of the year NY weather 100% is better than Floridas. Surprised there is even a question on this.

I think this is a reasonable take. I've lived in Florida and for me the humidity is a big minus. In terms of weather, the sweater-weather of the Bay area suited me best.

I've also thought it would be fun to spend a winter in northern Maine. But that's just me being crazy.
 
When people make that decision to retire many of the ones from before are dying or dead. You need more than retiree attraction to support building new homes.

I literally showed you numbers proving that you are wrong when it comes to life expectancy. Also, people are also retiring earlier than they used to. And given how affordable FL is and the ease of working remotely, you are likely to see more people "quiet retire" after their kids move out and move to the beach. I've had a couple different cousins do this already.

I've lived in Virginia/DC, Philly, Boston, NYC, Buffalo (!), and now Texas

VA would rank best for all year weather. But being able to be on the lake in Feb - October in Texas >>>>>. Summers are brutal - but give me hot over cold all day

For big cities, give me Philly > DC > Boston > NYC

But after living in TX, we will never move back above the North Carolina line. I may make an exception for Denver

I’ve lived on Long Island for a summer. Humidity there was worse than much of Florida.
