I'm opposed to inefficient uses of resources when its obvious what is going to happen to states like Texas/Florida the next few years.
They will see outflows due to illegal deportation and pandemic inspired migration reversing.

We should probably start leveling homes by ~25% or so we don't have anything empty in a decade
Wouldn't be the first time I'm ahead of the curve on this forum to be laughed at in real time and proven right over time.
I woldn't say people hate living there. Its just not as good as living in NY/Cali (despite the awful politics).

Well they fled because of lockdowns primarily and then they realized that Texas/FLorida are very meh compared to where they used to live now that restrictions are gone.

And then, only after all that, can we talk about ramping up more housing.
